Track leak events across roof, wall, and equipment junctions

Define the Boundary Around Rooftop Equipment Leaks

Coordinate roof work, curb details, lines, and equipment without guessing ownership.

Map the full equipment zone

Identify the equipment, curb or support, roof opening, service lines, penetrations, nearby drainage, and any walkway or platform. Mark the interior symptom relative to that zone. Do not touch, open, or operate unfamiliar rooftop equipment to investigate moisture.

Gather installation and service dates when available. Record recent roof or equipment work and any prior sealant or flashing repair. This timeline gives the reviewing contractors context without deciding who caused the problem.

Divide scope by physical component

Ask the roof proposal to state whether it includes field roofing, curb flashing, pitch pockets or penetration details, and tie-ins. Ask the equipment contractor to state which cabinet, drain, line, connection, or operating condition it reviewed. Names and boundaries matter more than saying one trade “owns” the leak.

If controlled testing is proposed, require a written method, responsible parties, interior observer, protection steps, and stopping conditions. Testing should be performed only by qualified people under safe conditions.

Close the coordination gap

Keep both trades’ photos and findings in one incident record. If one repair must occur before another, document the sequence and who verifies the handoff condition. Make added work subject to the owner’s normal written approval process.

The final record should show which components changed and which remained outside scope. Continue event logging after work because weather-driven water and equipment-related moisture may follow different timing. A clear boundary lets a returning symptom be investigated without erasing the earlier work.

  • Which physical components were reviewed?
  • Could equipment operation affect the symptom timing?
  • What sequence protects completed work?
  • Which components remain outside the repair scope?

Record operating and weather timing separately

If moisture appears when equipment runs, record start and stop times without changing settings or opening the unit. If it appears only during rain, log the same weather details used for other leak events. A symptom can have more than one relevant condition.

Give both timelines to the qualified reviewers. Keep any controlled test results under the person who performed the test, including method, limits, and observed result. Note whether the test addressed the roof detail, equipment, or both. Keep an inconclusive test open rather than recording it as proof that the junction is sound.
