Prepare a clear repair brief

Use the observations below to organize a first conversation. Stay off the roof and keep clear of wet electrical equipment, damaged ceilings, and unsafe areas.

• Create one dated entry for every separate leak or moisture event.
• Record wind, rain timing, duration, and delay before the symptom.
• Map nearby walls, curbs, penetrations, drains, and equipment from safe views.
• List recent roofing, wall, mechanical, solar, or other adjacent work.
• Require scopes to identify included assemblies and excluded trade boundaries.
• Update the log after testing, opening, repair, and later weather.

Keep three things separate

Facts: what you observed safely, when it happened, and what records you have. Questions: what the contractor needs to investigate. Approval: the exact scope, exclusions, price, and change process you agree to in writing.

Confirm who can authorize work

Name the owner or authorized decision-maker separately from the person providing access. For a rental, condo, association, or commercial property, establish the approval process and the affected spaces before anyone promises a start date.
